If the parcels known as 2842 Lazar Rd. rear and front both are sold at auction for at least the minimum bid price established for each, then the property known as 2832 Lazar Rd. shall be then auctioned for at least the minimum bid price established in the auction listing agreement for such parcel.   The terms of such auction(s) shall be published and noticed to all bidders that the auction, sale, and closing for the sale of 2832 Lazar Rd., shall be subject to the auction, sale, and closing for the sale of both 2842 Lazar Rd. rear and front parcels.

Buyers shall have open, unimpeded, and unrestricted opportunity to inspect the premises prior to offer at auction.

Ingress and egress access to parcel 570-193865, 2842 Lazar     Rd, is provided through and subject to recorded easement of   record as Instrument No. 200312080388812.

Properties and improvements made thereon, may or may not be in strict compliance with current building and zoning codes and ordinances, and Buyer shall assume the risk, if any, of any noncompliance.
